Wait till march  when 1st quarter end of this year. 

I estimate I could get around $225k if I wait around for the right buyer or I could dump it for a bargain price and chalk up the loss to lessons learned.

Is it odd that the seller isn't bugging the title company to get the title all clear so that they can release the remainder/leftover money that they held to them since they are still waiting on that money from the sale?

Should he wait until he has a renter to do the refinance?

I had a home picked and an offer accepted - waited 3 weeks to get off their butt, give me the run around, and then tell me no 2 days before the offer deadline on the house. 

But they won't count rental income until it's reported on tax returns, and all our new tenants had moved in Q1 of 2017, so we wouldn't have the rental income on our taxes for almost a year.So we waited.

Should I buy a duplex, tri or quad as my first deal doing a live an rent an pocket cash right away or should I seek a partner to do a flip or buy a long term 2 year live in flip an pocket some money after the wait is over with taxes.

I was planning on waiting until the unit was done being rehabbed to "place it into service" and start advertising.

However, I am waiting to invest until I finish paying off my student loans near the end of 2019 since a large portion of my available income is currently going there. 

Otherwise you just have to wait until auction date.
