Lack of comps for properties with ADUsHad to leave money used to build the ADU in the deal (for now)Flipping the home made me realize how much I enjoy working on houses and how rewarding it feels to look at my creation.It was tough to find a house where I didn't have to pay over asking when rates were at 2.75%, so I learned to look at homes that have been sitting on the market the longest is beneficial, especially in a hot market where homes usually sell within days.

Those hidden systems will most likely be more than the cost of the windows and other more visible repairs.Hopefully that's helpful. 

This weekend I am heading back again - I do enjoy due diligence :)

The people are the main reason I enjoy REI.

Therefore, i'm left wondering if I should devise terms with a family member that'd give them a decent return on their money, allow me to get in for a low down payment and a reasonable interest rate and afford me the time to look for a job, perhaps in a different field, that i'd enjoy more.... like real estate investing.

What I continue to enjoy about working with Federico is when I ask questions he gives me thorough and thoughtful responses (and still does). 

Per my numbers I figured it would break even every month but would be a great long term investment and also something I could enjoy when I wanted to go to the coast.

I've enjoyed this model more.
