You're basically paying off an asset that will have virtually no residual value after 10 years (unlike real estate). 

I've looked at probably 20 or more properties and when I calculate the HELOC payments into my numbers most are coming back at right about 0 CoCROI and virtually no cash flow.

Virtually all of these will come furnished (may not be to your taste and always room to improve) but they are pretty turn key.

Look for something basically move-in ready so that you can control and limit the amount of cash you have in the property.With this in mind, I would recommend driving for dollars (physically) or clicking for dollars (virtually) with an eye to find vacant units in a 4plex.
