Geneis  LAthere are lenders in Eugene and salem just can recall names.. however be aware of too good to be true terms.. 

That way they pay true costs for their behaviour.  

To best identify true value, I would look on the MLS or utilize an agent to pull comps for current condition and ARV comps.

Could you take out a credit card and use that as an "in case of emergency card"?  

And thats true even if the building is basically free.

@Anthony WickThank you very much for all your valuable advice. today couple of my tenants called and informed that those guys are back, but this time they had missed their keys and were trying to open the lock with screw driver, card etc.

Normally I wouldn't believe this stuff but in this case I think it might be true because I got such a good buy on the property.
