Many, and i do mean MANY of the boomers are already well into a housing transition action, just go ask anyone in the senior housing segment which is absolutely EXPLODING right now today live time.

It's an awesome transition for any investor.I like to think of it as three possible routes forward for if you're going to get into flips. (1) Hard money; (2) private money with friends/family through promissory notes; (3) partnerships (informal structure such as tenants in common or officially structured through an entity such as a LLC).

How this plays out in a situation with multiple investors will get further fractionalized.The bottom line is that the UDFI taxation on rental income is generally very low, though tax the costs at the time of sale if there still debt-financing in place can be more significant.Whether transitioning from an IRA to a Solo 401k would make sense for you is a much more complicated topic than would be able to be addressed online, and I strongly suggest you pick up the phone and converse with one of our resident self directed IRA/401k consultants here on BP.  

I wanted them to guide me through the process of transitioning my money to real estate but I think they were just tax preparers not wealth planners/advisors.if you offer services or courses on the ins and outs of the real estate game, I'm interested in see what you got. 

I intend to keep it simple and would like to start it out as a simple Meet-N-Greet at first and then hopefully transition into a full blown REIA.  

The one caveat is having is a transition or exit strategy in place prior to buying.  

We would like to transition to a medium term rental when we are able to furnish the unit. 

They have a QB integration, so may be a good transition if thats what is currently setup. 

It's hard to stand out.There are some owner-occupied segments with people who share motivating factors for selling their home.Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance.
