@Gerald Boone Hello Gerald, it sounds like your property doesn’t seem to have enough cash flow when renting traditionally, have you thought about doing short term rentals?

I am able to provide a 20% down payment.I have the understanding that traditional mortgage lenders usually don't write loans for small value properties.

Trying to figure out whether Air BnB or traditional 6-month/12-month leases will produce better monthly cashflow.Very excited about this property as it's located near several Federal economic engines as well as being a 19-minute drive to both Amazon HQ2 in the Crystal City neighborhood of Arlington, VA and the accompanying Amazon Warehouse in Westphalia, MD.

How is the process different than your traditional rehabs?  

How do they not compete with each other, more so than traditional agents.I deal with the wholesale side too and it is diametrically opposite of the agent side.

The rents are great in that area and they traditionally have been better able to put down the first last and security and have had less trouble than the PSL market according to my property manager.

After 2+ years of seeking HUD approval to no avail, they scrapped that plan and changed their strategy to traditional private equity financing - enter my partner and I (about a month ago).

If you don't have money for a traditional down payment and low credit, at the least, it means you can't get bank financing right off the bat.
