I think it was caused by some run-off issues with water.The bottom line is I need to get it fixed.  

The rents are so far below market it won't be an issue to add 50/mo immediately.

That would be the safest.A family trust will resolve some of the ambiguity and relieve the probate issue.

If its the foundation issues then I would seek out an engineer or foundation company to get bids.
