I have found 11 houses I am interested in, 4/11 cashflowed. 2/4 have become contingent since i did the analysis. 

Call, text, and email them to let them know you're in the business and you'd like to know 'Who do you know that is interested in buying, selling or investing in Real Estate'.3.

For me, even on a single or small multi that's in great shape I am keeping a buffer of around 10-15k in my rehab budget during my analysis for safety.

I've found dozens of great deals in the areas I already know (I love doing a regression analysis after a final sales price has been established merged with a prospective analysis on a project) - but before I pull the trigger on doing one myself, I know I have a bit to learn first.

Sometimes a verbal offer, text, or email are sent ahead of completing the paperwork with the most frequently negotiated amounts and dates.

Just would like to know in your experiences if this is standard with condos as it would impact my analysis?

When I did the rental analysis taught in "The Book on Rental Property Investing" I see myself with a monthly cash flow of $325-ish of which (I think) almost 1/3 would be due as tax at the end of the year.

I texted her as I was headed out of the house that slamming doors in anger would not be tolerated under any circumstance and that I would buy a vibrating alarm if it was that problematic for her. 

I believe this is going to be an expensive lesson, but next time- even if my due diligence take a long time- I will write them an email and text saying to back out of the deal unless i have more time on the due-diligence instead of just waiting. 

In the beginning, I often caught myself focusing too much time on the reading and researching different topics... you could say analysis paralysis.
