I'm on my second sfr after having great success on my first (bought 250k, sold for 405k) so I guess you would call me a live in flipper (2year turn over to avoid those taxes). 

My GC has never done them but said he HAS HEARD that exposed duct work has two problems:1) Exposed duct work has a tendency to develop condensation on the outside. 

Isn't there something that says that can be done, each owner of the SFR owns a portion like 1/15th and that passes onto the next owner when the property sells.I guess just sticking with the question of what does the person who owns the road get out of this if they don't own any of the property?

Since the building would be paid for I guess it wouldn't be the end of the world for it to be idle off-season, but it'd be great to come up with some way it might generate income in the winter.Valuing for complete failure?

If they are getting $260 in rent right now I'm guessing it's in a pretty rough part of town.
