Nevada is landlord friendly, low property taxes, and close to CA.

What about Transfer Tax? 

Was wondering if anyone has any experience in this in south jersey or surrounding area to help shed some light on cost of project along with tips to starting out.

Any tips, pointers, or mentors will always be accepted.

When she passes the asset that was purchased as part of the 1031 would then be liquidated and distributed to heirs with no taxes The goal is to get her the cash she needs from her asset without paying any/minimal capital gains.  

More importantly, insider information is really not legal, so how ethical do you think someone is that is like "hey I got a good tip on XYZ, lets invest and make $".

What about tax issues for Canadians?

It would be cool to meet a few other guys who do real estate share ideas and tips  

However, I am unsure as to what the best type of entity would be to set that up (from a personal liability and tax liability stand point).I've been investing in real estate locally in the U.S. for over 10 years, but this is something new for me.
