Dodd Frank corrects this by requiring the price be supported by an appraisal or some  basis. 

It would support higher than fair market rent, we hoped.  

The income pays the mortgage here, & my husband supports our family of 6, and he has been out of work for 6 months so we are very low on funds....

This makes it a problem for taller people and a normal thickness of mattress and the structure supporting it.

A lot of them I've either paid to do work, met on a referral, helped with a deal, or some other way of supporting them - and that's what it's all about.As far as who to trust, I think my message is clear already. 

Be aware that they may try to 'end around' you with the Emotional Support Animal ruse.
