Hi Andy,If the applicant is a student (I invest in a college town) then I will allow a "personal guarantor" which means they guarantee the payment of rent and any other obligations but are not given automatic access to the property.  

This along with more automation and outsourcing will leave the next generation in a tough spot with even larger student loans and an education bubble.

However it is only available to my students and not open to the general public.

Hi Michala, I've been investing in student properties in Fredericton for a few years now and hope to continue with more properties in the future.

You have all been super helpful since I started this journey and I need to get better at actively participating.

My client said he thought the students that lived there probably had weed they didn't want anyone to see.

The rest you get IRS notices to garnish their commissions check when a closing happens, their license gets suspended for not paying renewal fees, not doing all required CE credits to be up to date, having student loan delinquencies, owing back child support etc.Tons of paperwork and little production.
