Any recommendations for lenders who can offer 90% LTV for buying secondary/vacation home?

I was wondering if buying a long term rental property with tenants already in place in a market that is up 20% yoy is a good investement or not. the rough numbers ive been running seem to have a decent cap rate but the house is about 15k more than the zipcode average. 

Now that my wife and I are looking to buy a primary home in a HCOL city, I am considering representing us as an agent since I hold a license here.

I have a 3rd LLC (non retirement) created in NV, working on buying RE in Detroit, MI. once the purchase has consummated, I file the foreign LLC filing with MI state, do i need to file for FINCEN too??

Therefore, I am interested in buying him out, but before I do I want to understand if it helps me or hurts me in my investment journey.I would be buying 60 acres for $260,000 and it would cost me $60,000 for the down payment and closing costs. 

I'm thinking maybe the best route would be to work and save for 2 years, then buy a duplex (maybe with FHA loan) and rent one side out.

I was fortunate to buy it when prices were much much lower and got a great deal on it so we don’t have a mortgage on this building but if we did the cash flow would help with that as opposed to taking a distribution at the end of the year.
