-- Have all your stuff lined up and ready to turn in as that loan broker asks for it (2 years of tax records, 2 months of pay stubs, W-2's or 1099's for the past 2 years, 2 months of statements from your biggest bank accounts, etc. -- be ready to go).Hope this helps.

An alternative is to look at old bank statements and find proof that the "amount you owe" on page 2 of the tax return lines up with some check or wire to the IRS.

You will want to provide items listed below:- Tax returns w/W2s for last two years; If you are self-employed, two years worth tax returns and profit and loss statements- Two months of most recent pay stubs- Six months of PITI reserve funds for all mortgages including subject property-Two months of most recent bank statements (any account you are using to fund closing costs, down payment, etc.)

It is quite the hassle to get bank statements, pay stubs, view homes, submit offers, have inspections performed, etc and I'm thinking a lot of people wouldn't question this practice.

We don't send monthly statements anyway, unless there's a reason to, so it's not like they will see and be reminded monthly that Fido is costing them $40 every month but I still like it combined for simplicity.

I have been approved for a loan on a rental property through Quicken loans, and they counted the income from a rental I have only had for a couple of months.They required at least a year lease on the rental and bank statements as proof that I was getting the rent payments.Of course, I still need to put 20 percent down.

When the monthly statement came it showed a big fat 0 for rent.
