I plan on asking for current pay stubs in addition to calling to verify.Does anyone have a standard set of questions they ask to verify the information provided on the application or orally?

This is one reason I am looking at adding a few standard stick built homes that I can get financed. 

A modular home is built to the same standards as a stick built home.

Manufactured home floor space can not be smaller than 400 square feet and must be classified as real estate.The only manufactured homes that may be classified as real estate or "real property" are those which have a permanent foundation built to FHA standards.

That was standard language in my contract.What happens if they decide to sell the trailer before they pay it off? 

The current owner says he has 5 people interested that do not qualify for a standard loan but are willing to put down $10-15,000 and could "rent to own" my place would be to buy the current owner out right and then owner finance to the new tenant.

In this park, standard seems to be 2/1 12x60 1970's.

I would also use a lender that gets you underwritten up front, so they can close in 14 days or less, vs the standard preapproval that will take most lender 30 days.

Are their professional and ethical standards in line with your own?
