Don't leave things to chance, don't make decisions based on chance or gut feelings (though if your gut is warning you, investigate further), and if the numbers don't pencil out in your favor at the beginning of a project, things will only get worse down the road.

Over the phone he was asking for $59,000 for the property and saying all it needs is drywall and kitchen cabinets to get it rolling; and that he has already done the roof, sub floors, windows/doors, framing, electric, and plumbing.The most similar house recently sold, that I've found so far at least, was about a block down the road from it and went for $126k back in August.

the places i called are individual stores on the side of the road or in an industrial complex with not much traffic. i thought they would be under 1k for a tiny counter like the one i need. i have not found an individual dealer/installer with rock bottom prices.i agree that 700 more is worth it for a flip, but does not make much sense for a rental unless it's higher end. taking a laminate off and replacing a cabinet is a breeze compared to breaking the granite to get to the problem.
