Broadly speaking, SFR in Hawaii are not great buy and hold properties.

Generally speaking, what do you all think about towns / cities with lots of or very few rentals?

If he's looking to sell them as a package, I would think it would behoove you the most if you locked up all 3 as a package, but were still able to wholesale each of them individually.As for the formula for bulk properties, I can't speak for wholesaling, but as an agent I don't think it really changes much.

They are speaking from a place of fear.

From my research and speaking with other investors who have done this, an attorney should be involved to form a JV or partnership of sort.

I am speaking from experience when I say it is super stressful to share your home with a free loader. 

I can't speak to this specific program but there tends to be a common theme with all of these programs.They are traveling the country  up selling coaching and other things.
