That sort of thing shouldnt even be in your head yet.

Those sort of things may help your case, but I'd suggest you consult a local attorney to be sure since this is an unusual situation and it sounds like you're unfamiliar with landlord-tenant laws. 

All of them then sort out which ones work for you best.The local REIAs have the active flippers and meetups at flip houses where you can build your network, find out how they find their deals (not on MLS!!!)

Hello all, I am just getting started in this business, well sort of getting thrown into it to tell the truth.

So most likely a rehab of some sort that wouldn't need to be producing a ton of cashflow initially but after fixing it up it should be producing an OK amount of cashflow for what amount of equity I have in the place.I really like the idea of the BRRR strategy and will probably aim for that.

If this should happen, you can make a decision on whether to walk away from the deal or ask for some sort of assistance.I know you said it's an as-is sale and you don't expect them to do anything to help (which is usually the case) but I'm currently working with a client of mine who's buying a bank owned foreclosure. 

My best advice is using Facebook, because you can do all sort of laser targeting ....My friend has great success.
