Those sort of things may help your case, but I'd suggest you consult a local attorney to be sure since this is an unusual situation and it sounds like you're unfamiliar with landlord-tenant laws.

So most likely a rehab of some sort that wouldn't need to be producing a ton of cashflow initially but after fixing it up it should be producing an OK amount of cashflow for what amount of equity I have in the place.I really like the idea of the BRRR strategy and will probably aim for that.

If this should happen, you can make a decision on whether to walk away from the deal or ask for some sort of assistance.I know you said it's an as-is sale and you don't expect them to do anything to help (which is usually the case) but I'm currently working with a client of mine who's buying a bank owned foreclosure.
