Beginners question regarding inherited leases

Hello all, I am just getting started in this business, well sort of getting thrown into it to tell the truth. We have just sold my parents rental property and are planning to purchase one or two multi family properties. My question is if the units are already leased what is the process for taking over? When can I ask for a copy of the lease? Do I live with what is already there? Or do I have the Tennant's sign a new one. Your help would be greatly appreciated.
