You have to have a solid working knowledge of the market that you are looking at: neighborhoods, sale prices, housing strata, employment marketplace, etc.

The building is solid with no work needing to be done.

@Rob Botelersince you are looking for specifics on one county, you may not get a solid answer, so my thought is go to tax office and ask them, they will have the answers - thats how I started and it served me well.

There will be lots of rotten wood and mold. 

I know you will set yourself up for success by starting well ahead of your retirement, while you have a solid W2 income...

I know my limits and that's a job I prefer to delegate.By the way, all these people that I can call to get a quote for my rental fix-it work or getting an approval letter - I will call just to see how they are because it's not always about calling to get something for me.What is your most challenging part of building your team or for those that have solid people in place, what was your most challenging?

My wife and I are looking to get more serious with our real estate business and achieve solid growth in the next several years.

Other than this issue the building is in pretty solid shape, and the taxes are low enough that it would work both as a flip and as a rental property.  

Out side of those personal preferences, I think that would, generally, be considered a solid deal.
