@Matt Meyers I was in your exact same shoes when I bought my first house at 21.

As novice RE investors, we were looking solely at ON market deals and they were the best we could find for mostly turn-key type places that were in "B'ish" level neighborhoods.

Put yourself in the contractors shoes...we are very busy, at least the good ones are.

And if you are planning on financing a single family home, I am not sure if the lender will solely look to the potential rental income (if not owner-occupied) or if they will also want a personal guarantee too.

Also, real estate investing is not solely about cashflow, but also about building equity.

This is why I would like to know if I can do the flip solely under my LLC without it affecting my plan to do the 3-2-1.

Was solely based on price or do you have some connection to the area (family, friends, college roommate, etc)?

@Tj Derry no, there is no reason to wait solely because of the eviction ban. 

We have an operating LLC in which we are the sole members.
