I'm sure the failure rate is similar to real estate sales (~90%). 

Purchase price: $120,000 Cash invested: $110 Sale price: $125,000 This is a great deal for a fix and flip.

I will track properties up until they are pending sale on Zillow, Redfin, etc, but I can never seem to find what the property actually closed for.

Figure out a way to prevent water from pooling around the window, and apply an adhesive opaque film (you can find rolls on Amazon for $5-10 that work just fine) in order to maintain privacy for anyone using the shower.

Lots of issues to consider like title insurance, due on sale, comingling of funds, IRS red flags etc. 

It’s something that I definitely have to figure out:)
