@Dennis M.You should come down sometime if you’re near Baltimore I’m just looking at everything from afar for example Baltimore is in between two highly priced and progressive markets which are DC and Philly so to me it’s kind of a no brained to come and pick up some of the properties here before the same thing happens and while they’re extremely low in price.

@Benjamin Storrs I'd say it's worthwhile because they provide protection that other things like insurance simply can't, and they're extremely cheap if you look around (some attorney's offer them for free).

The most extreme remedy you asked about is rescission - the court undoes the contract and attempts to put each side back to where they were as if neither entered into the contract.
