I certainly yap a lot less than I used to.I look to and connect with the new rock stars like Caleb that are out there helping anyway they can. 

I mean my insulation and sheet rock sub here in Oregon has 600 plus employees and a nice jet in the hanger down from mine  LOL.. these are for real contractors not billy bob remodel guys that are just so hard to control.

Blowing rock as an example has a 48 rental demand yet having a 59 % occupancy and average revenue of 4,900, while charlotte has a demand of 59 with 58 % occ and 2400 revenue.

Install a proper vapor barrier, either mud or cement board or Shluter the whole enclosure and then throw up the tile, you need to cut it anyway.These guys are full of crap....actually probably crooks.

@Greg H. what would you say is a safe estimate for Round Rock, Hutto, Georgetown?

When I got interested in real estate I was at my financial rock bottom, maxed credit cards, maxed student loans, $12 per hour job, no savings. 

You guys are rocking it.My question to you is: When you crowdsource, is it crowded? 

So that has lead me to wanting to use hard money just to get things moving and then rock with the brrr method.
