Just using the 1% rule will get you in trouble in this market.Regarding going through a renovation- Get qualified for both a regular loan & a renovation loan.

From having bought my own house already, I have basic knowledge in the VA loan process (including working with real estate agents, loan officers, and inspectors), some rehabs (putting up drywall, patching up concrete foundations, installing blinds, etc...) and regular maintenance.

Yesterday I agreed to purchase a house in Michigan sale price is $110,000The seller is asking that I pay $40,000 upfront to eliminate the current mortgage then the remainder $70,000 on seller finance for four years can be longer as the seller likes the idea of a regular income.The seller doesn't want any connection to the house and ideally wants to be just a lender.

However, if it's a comfortable driving distance from Toronto (or some other populated city) I would definitely look into Tiny home/Cabin rentals as they are low cost to build and can produce a great ROI.
