Colonel - I've found that the biggest benefit of membership for me are the referrals I get for lawyers, handymen, contractors, power washers and anyone else under the RE sun who I need to run my business.

Just wanted to say a quick hello from the Denver area.I am a contractor doing home renovations, over the last couple of years I have helped an investor on a few of her flips, and now I'm looking to do my own.I've been doing a lot of reading here the last few days and there is a ton of information given by lots of great people.Look forward to hopefully making some contacts in the Denver area.Thanks.

At least with real estate you can make your money when you buy, and you have some level of control over the value of the investment (repairs/improvements, financing, redevelopment, etc).

No exterior work whatsoever - it's very well kept.I'd rather get my contractor in and out.A few years ago I bought something in Dec. and sold it in January.

My team consists of those who provide acquisition opportunities, my contractor/sub team which is my painting crew, framers, flooring installers, masonry guys, landscapers, etc., my RE agent who performs a lot of my upfront due diligence on potential acquisitions and also is teh agent who lists the properties for re-sale on the exit, my escrow company, my title company, my attorney, my project manager (in this case - he is my Brother), and my insurance agent.

My fun is in rehabbing properties - so far I've only held as rentals but would like to be able to acquire some properties that would make good flips as well.I have a background in construction and my brother is a general contractor - so I get some pretty good deals on vendors and materials (most of his vendors do work for high end home builders as well).For the last 10 years, I've also had my TX RE sales license but have not done too many deals utilizing it.
