Managing a veterinary clinic taught me basic accounting and customer service.

I have a customer that manages a 4 plex in a D grade property I will assume.

I have another prospective tenant who wants to do a 2 year lease.

I, as a prospective tenant, would have been gone on that news.

I had a similar situation, I found out some damaging information about a prospective tenant prior to the lease.

It's free, which is great, but you need to completely customize it from scratch and before I spend time doing that, I just wanted to get some insight from investors that have used it.If you have used it, what do you like/dislike about it?

And it's a semi-custom home. $350k is my guess based on my knowledge of the area and what they bought it for at market height.

For the first property purchase, it is less critical in my mind to get it perfectly right compared to using the "same method" to compare all of your prospects.  

Philadelphia may be a good market to start in :) My only trepidation is, unless your customer is using huge lists/areas, it's probably not worth selling a few hundred names here and there.

I think cash is king and if you offer to prepay the rent for a period of months that should make you the most competitive prospective tenant.
