Where is the best location in the U.S. to buy cash flowing properties?

I work for a fortune 500 co. and can transfer virtually anywhere in the country. I am looking at starting my real estate portfolio this year, and since I have nothing holding me down to Houston (my current location), I can go anywhere. I understand that their are deals to be had anywhere. But all things being equal, if you could move anywhere and your only criteria was to be in the most profitable real estate mkt in America, where would you move? For all I know the answer could be Houston.

GREAT QUESTION: Its not too hard to find a good cashflowing property.

1) Pick a big city that has high cost of living and/or great economy (they go hand in hand)

2) Go to do a search with a range of 50 miles of those cities

3) You get to certain areas where you notice the rents are still quite high for the price

4) a little more research will net you what you want

*AND NO, they aren't necessarily D neighborhoods. They are a mix between B-C, and if you include crime reports with your analysis, you'll do even better. But America has little pockets of great low cost living with stable economies all over.

I discuss this on my website (episode 3) in a video. Its pretty simple concept, its just something people haven't thought about. Its been working great for me so far. I can find real estate investments under 30k anywhere in this country if you're flexible with location, with 800-900 in rents.

Good luck!
