thats very interesting, you're the first to propose melamine, unless thats the same thing as contact paper. 

You can get a deal...eventually, with the strategy that you're proposing (invest $500/mo.), but I question whether that would be worth your time. 

Again hindsight is 20/20 and I know what I need to do going forward with regards to putting everything into proposed fixes.My question to you all is, I want to do the right thing, but tree trimming was not in my plans and she wants at least two of the trees trimmed before there’s more damage to her property.

A couple changes that are being proposed are density, occupancy changes, increase fines etc.

@Cory Finniss  Thank you Cory for your post as I have just learn a few days ago about the new proposed NY State tenant's law which will make it more difficult for potential landlords to invest in New York state... 

The rate I am getting is 7.9% and the rental proposed by lender is roughly 7% of home value. 

There is a proposed bill to suspend evictions for 6 more months nuts!
