Anyone here invest in health clubs/gyms and/or is familiar with the industry from a real estate investing standpoint?

This is an older owner (70+) with some health problems so seller financing for a long term may not make sense to him.

Our mental health will just be better if we know we can 100% make it on just our pension money.

Avoid downtown if you're looking for quieter students.The university is growing and building a new health services campus in Johnson City, so I suddenly have a pretty decent influx of landlords buying in that area.

I would fix immediate health and safety issues and issue a letter stating you are not going to renew their m2m lease according to your state laws and regulations.

Diagnosis is difficult, treatment is very expensive, not fully covered by health insurance, and can take years. 

"There must be more to life than just getting up, sitting in traffic, going to the office, living from paycheck to paycheck or promotion to promotion..." - I thought to myself.

Sort of a win-win (except for realtor) in that the buyer gets a lower price and I hit my target.I wanted to get the BP community's thoughts on a few things:- pros/cons of self listing- best places to self list/promote the property- anything else I'm missing?

The first 10 years of the HELOC terms are usually interest only payments, meaning smaller payments but it only pays towards the interest and not pay down the loan, but check with the bank that is offering the HELOC, because they have many ways of doing a promotion. 

DISCLOSURE: I have not invested in this Reg CF offering and have no plans to do so at the present time (but the idea sounds intriguing).I'm not sure if this idea is applicable to @Chris Miller's situation, but a way of monetizing vacant storefront windows with advertising revenue is being promoted by VisuWall.
