I have met with sea wall contractors, done a full home inspection and met with another structural engineer and seawall professional that did an inspection and performed soil density tests around the property.

My cash-on-cash return is less than 2%...and that’s without professional management.

Any advice on how to share profits would be appreciated.Thanks.

My advice is....if the property you wish to buy "makes sense" for you, then buy it now. 

My advices would be to look into hard money loans as it would give you the most flexibility.
