@Percy N. yes that's why I set the PO Box up with street addressing, and forwarded both versions of the address to all the principals in the transaction. 

Although it gives a decent picture of comparables, it has its drawbacks.

Your numbers reflect a 70% LTV cash out refi.CASH FLOW:  Your monthly cash flow does not subtract the principal payment.  

So are you negotiating for pay down of principal too?  

This is similar to a commercial loan in many respects, and the key principal is that you are not personally pledging a guarantee.  

Obviously at that money level the more time in the more diminished returns.I only focus on the transaction side for commercial as a principal broker I keep it all and six figures per deal.

This might lead you to believe you're getting an unbelievable return on your full principal but since your principal is getting returned each year with a high CoC this will inflate the IRR which I find a little misleading.So it's also important to look at timeframes and ultimately the multiple which will give you the true return on your original investment.RM looks to be shifting more toward their new eREIT offerings similar to FundRise.

Are there any drawbacks to using this naming convention?
