Using Quest or Propelio or anything similar for analysis

Hi all, I am relatively new to the investing world and have purchased 3 SF homes in the past year in the DFW area. I have used Quest analysis for my searches so far but it costs me about $85 /month. Although it gives a decent picture of comparables, it has its drawbacks. Has anyone used Propelio ? How does it fare ? Wondering what professionals use to analyze their number for comps, rehabs and cash on cash returns.Appreciate if you could share any such tools. I have tried reaching out to RE agents to get comps but they are slow and deals these days dont last too long. Also, I am looking to work with wholesalers who have worked with new investors in the past as I am not interested in flips, just buy, rent and hold strategy for now. Please reach out to me if interested. I am looking to buy 1-2 properties before the end of the year and more in the next year. Look forward to gaining more knowledge and share my experiences.
