I say this as on the surface a value add will typically always be the choice if you are trying to build equity, your net worth, and potentially cash flow.

It sounds like perhaps your not a dealer but could potentially do the CASH program in UT after a few consumer loans.

I personally was hoping to do the heavy lifting when it comes to reno and potentially management while they were to provide the down payment.

Hi everyone, my company builds single family homes in SW Florida, I have had a few potential buyers reaching out to me regarding potentially submitting an offer and going under contract for different properties, while they are under construction.

I'm just acting as an aid, as it were and helping to bring awareness to the opportunity for potential buyers.  

I would potentially just keep an eye on things for the first few months more closely and make sure the deposit check clears ;).

My thinking is that if I knock the office walls down and fix the floors and ceilings that suffered water damage then maybe I can begin to market it to a tenant and then potentially give the tenant a blank canvas to work with.
