Take a video of you locking up on your phone.

There are various solutions to this, but the one I use is that I always ask for a cell phone number that I can reach them at on the day of the showing.

Take a friend with you, ALWAYS carry your phone in your hand, and leave if you get a bad vibe. 

He was always prompt in answering emails or phone calls, seemingly working all hours of the day and night (I'm sure I appreciated that much more than his family!)

It has also greatly reduced not only the questions and phone calls, but also expenses that in my mind should never had occurred but was hard to prove without wording in the lease.
