Then you may have to do this via a TIC or a merger type transaction.I would discuss this with your CPA a 1031 expert in your area - presumably the person who will be helping complete the exchange. 

Personally I don’t think decoupling commissions makes it easier for a buyer, I think a side effect could be it makes (some) buyers agents more necessary.

Something in me felt to pull the deed for the property to verify the person's name, the landlord. 

In my senior seminar class, one of our assignments is to identify a mentor to meet with in person or virtually 4 times this semester in an industry we are interested in pursuing upon graduation.I would love to connect with a bigger pockets member that has experience in personal real estate investing for themselves or who has work experience in a specific field that has allowed other people to achieve financial independence through real estate investing.

You want to stand out compared to others so how do you get that person to like yours compared to the other 5 they are getting.So how do you be original1.

We also realize that it’s important we said the same person for all of the steps in the process.  

I currently own the property with another person who does not live on-site but receives profit.
