But if you wait for the perfect property to go it alone on, then you'll just be waiting for years in my opinion.  

They started out 100% perfect condition and they get cleaned/checked every week.

Although this is nothing fancy, this should work perfectly with the limited amount of phone calls we are getting until we are able to increase our marketing budget.I also realized this weekend that we are not writing any offers. 

We set up shared files in google drive and it works perfectly!

Basically had to go through Grandfather ordinance, Chief inspector for zoning, deal with easement of egress with next door building, fire sprinkler compliance, oil tank removal, electric, plumbing, etc...

Also, be sure the oil tank is not below ground, or that there aren't any abandoned tanks below ground.

That is the perfect time for pre-filling in the move-in checklist, or property condition report, as we call it.

(Dang near perfect credit, never late on any payments, married 10 years prior to having our first baby ect) I was born and raised here and would like to build a portfolio here as well so like I said, if you can give me a round about what you consider a fair deal for both of us...I'm all ears!
