No income tax, VERY low property taxes, landlord friendly, basically zero maintenance landscaping and house exterior/roofs, no weather issues, etc etc...Keep in mind you basically cant build a new home for less than 200 a foot all in  these days.. so existing is rising up to new home values.who was the local Vegas guy who was in the Casino scene that last year was predicting utter failure for the Vegas market have not seen him around lately.

What you have is the right to purchase the property from the seller (in the instances of this discussion) and you could sue the seller for failure to perform if they did not honor your purchase and sales agreement.

After a few failures, these folks will leave the field disappointed or turn to doing what many, if not most, are doing now which is ruining the reputation of the good, honest ones: they pull a property newly listed on the MLS or an evergreen property (every wholesaler in town has tried to hustle and failed) and do a mass email mailing with slick marketing containing inflated ARVs, ridiculously low rehab estimates, and a non-negotiable, inflated asking price.
