I'm in fed hill and across the street from me, the landlord bought the property for 290K in 2007 at the peak and charges $1350 a month while losing money cause she doesn't want to upset her good tenants.  

There is plenty of potential to increase the occupancy both during peak season and also by remaining open the remainder of the year (currently it is only open Apr to Oct) and the property and it's online reputation are in pristine condition!  

Any tricks to speed it up.

@Seyed Javaheri Short answer, yes, an active railroad (with trains speeding by) will impact the value of the property, limit your buyer pool, and potentially delay selling.  

I believe we are at Peak Note when the best NPN 2nds with paying firsts, and full equity went from $0.35 on the $ to $0.55, and in multiple instances, $0.75 to $0.80 cents on the dollar of the UPB.

To retire in 20 years in Real Estate the way you describe you probably need to pick up the speed.

It will be a long slow process to get DTLV up to speed but it is good to see it moving in the right direction again.
