Deals with Foundation Issues
My fiance and I are looking to buy our first rental property in the next few months. She is an agent and this past week she saw a new listing that peaked our interest. The issue with the house is that there have been foundation issues. According to the Engineer's Report before repair there was about a 7.5" difference between the high and low spots in the house. The foundation was repaired using 14 concrete pilings and includes a transferable warranty. Even now, after the repairs, the floors are noticeably uneven and there are a few small cracks in the exterior brick.
My fiance spoke with her broker about the issues and the company that did the repairs. He said he didn't know about the quality of work that the company did or their reputation, but knew they had been in business in the area for a while.
I called the company to speak with someone about their process for leveling the house, the conditions of the warranty, etc. I left a message but haven't heard back (its only been two working days).
In the mean time the house has gone contingent.
What are some of the things that you think about when evaluating deals with foundation issues. Is there something different that we should have done? Foundation issues are everywhere in our area and we would like to learn as much as possible from this experience so that when this happens again we can be confident in our decision.
