Please help choose exterior paint on difficult house.

Any tips and tricks to jump into it?

That means I would be paying the seller of the house plus the investor, which doesn't work cause I just break even paying the seller and monthly cost as it is.Any tips, advice and comments are greatly appreciated.

To paint an accurate picture, here are the details. 

There is some updates that need to be taken care of like flooring and paint to get top value based on other sales in the neighborhood in the 170-175k range. 

The place smelt like smoke, has 1970s style wallpaper, needs new floors and paint, complete bathroom reno, needs new appliances, and new electrical outlets. 

Maybe in addition to painting services you could run some jobs for them.
