The thing that might make sense is to purchase the mortgage and foreclose.I would determine what the property is worth to you and figure in the hassle factor of foreclosing on the mortgage, cost of foreclosure, getting possession, making repairs and ongoing holding costs of taxes, insurance (if even available), cost of your capital and your margin (profit).

I ran into a situation where two seemingly equivalent co-signers hurt each other's ability because one borrower had a slightly worse debt-to-income ratio and the overall loan approval was decreased.I'm not sure how to explain it, but so far it seems like the lowest approvable amount is the max they will offer.

Business wise if that is the motivation either the landlord was too stupid to implement the practice themselves before renting or in theory it will not increase income sufficiently to cover instillation and ongoing maintenance.
