Just a couple things as food for thought. 

I am a REI Professional, it's how I pay my bills, put food on the table, pay kids lunch money etc., failure is not an option.

What is a decent size lot to build a standalone retail store or fast food restaurant?  

Regardless of the type of business...driveshare, handmade jewelry, auto repairs, food truck, whatever...you must also determine the cost of them operating that business, PLUS the cost of normal living expenses.

What is a food lender for a celoc for commercial multifamily property 

(soap, water, beer, food, welcome items).

If it's food splashed on the wall or the lawn isn't cut, I would expect the tenant to correct the violation.

The area I am from, unfortunately, does not have the highest capitalization rate (one of America's most dense and developed cities).

Refi it into something long term then. food for thought.
