I was thinking along the same lines, that I had a gap in my reserves planning.

There are a lot of factors when it comes to determining your maximum DTI ratio (credit score, cash reserves, etc).

That background, combined with my own natural curiosity, has taught me how to identify where both municipal and private investment trends are heading in the neighborhoods I know about. 

Credit in 700s, plenty of reserves in retirement accounts to cover 2x purchase price.

IMO, it's not wise to invest in real estate without sufficient reserves. 

You’ll also still want to take out a reserve/vacancy. 

However, I buy multifamily apartments for cash flow, not for natural market appreciation. 

Naturally, my first thought was to tackle a business plan in relstion to flipping and then revisit it and make revisions where necessary.

So naturally I’m very disappointed not to be able too use this anymore.I am curious as to what services everyone will be using to still adequately screen tenants without adding a lot of time and cost to the process?  

It's more about the expected nature of a chronic discounter and how it applies to the whole project when they cut the listing agent to a stump and offer garbage to a buyer's agent when they want to sell the property.
