If I am looking at comps I am not only checking surrounding prices but checking for major highways/roadways/railroad tracks that separate different sections of the neighborhoods, I also look to find the same exact model houses for my ARVS (I don't compare rowhomes, ranchers and 2 story colonials with each other).  

I hope to hear from both sides, those on this site who are for and against the model of wholesaling that most promote.

I spoke with the eviction attorney he said because I don't have possession of the property I can't do anythingWell told the realtor if they don't accept this then I am walking away from this deal  i am also worried if I walk away will I loose the earnest money?

We decided to pay cash instead of financing the purchase,  and do a cash out refinance after the renovations and the property is stabilized.In changing the PA to a cash sale ,  the language regarding possession was changed from "at closing"  to 10 days after closing ,  with zero $daily rental and nothing held back to assure that the premises is broom clean. 

I just can't seem to crack the online model for the same money I spend on direct mail.Efficiency is really the key here and most have limited funds.

Most—if not all—lenders will want to evict the tenant in possession rather than assume the existing lease.Prior to eviction, the lender must deliver a written 30-day notice of termination to the tenant.

I don't think anyone is negative in the buy hold model on this site.. there is a perception that goes around the US that anyone can wholesale IE broker real estate without a license and retire young..

The main downside of the traditional RE investment model was extremely expensive prices for the property.As a result, only selected wealthy individuals were able to make investments in the real estate.
