I have two properties under my belt and am about to close on my first four-unit seller finance deal.

I have a question regarding the process of turning a 4 unit into a 5 or 6 unit house by utilizing the unused 3rd floor.

In this strategy, maximize the units but all of the properties are now financed.For the veterans in this space out there, how would you look at these three options or option 4 if I may have missed one to maximize your returns over time? 

Multi-family Units: The preference for SFHs in good neighborhoods is well-founded.

Our primary unit is still operating about 95% occupied and rates have never declined for us.
