There is zero likelihood of the senior discounting the note, especially if the buyer acquires the property at the junior lienholder's foreclosure sale.

I am not sure how risky it is to attempt my own syndication without a mentor and simply with knowledge from a handful of books and google. 

Youj need the right mindset and perseverance to succeed in this business.Do you ever mentor people and split costs with the first few deals they do with your help? 

Municipal lien will need to be paid, if there was a 2nd or junior lien that foreclosed you would get paid from the auction.Also this depends on the state and if their is an HOA and HOA liens.

Make as many connections as you can and listen to everything the seasoned investors have to say about finding a mentor, especially what @David Greene says on the podcasts all the time.

In the absence of a mentor, and getting bogged down in webinars and podcasts and seemingly a thousand ways and strategies to get started, it would be awesome to get some nudging in the right direction - even if to be told “stop overthinking and do something”.

I have a mentor that I have been discussing investment properties with and he has been hesitant on the idea of OOS investing, but with a solid and reputable PM company the idea does not scare me as much.I see you’re in Cleveland, I’ve got some family there!

@Christopher Lyons, find a local mentor for either wholesaling or rental investing.

I would like to find a mentor to work with, learn from and possibly partner with in the future on investments as well.
