Sometimes we are happier spending our time living than competing with .5% DM response rates, 100s at an auction or wondering if we should change markets, change niches or get up earlier to try the latest morning routine.Getting exhausted just outlining some of the things folks are chasing.

Some pay way to much for convenience of the deal as is well publicized especially in the day when Californians who could not believe they could buy a whole house for 50k.. this is the same mentality of the Aussies heck their transfer tax in AU is as much as these houses in many cases and they rationalize their purchases accordingly...So for this site I think it provides both sides of the equation and the reader lurker can decided to order off the menu either ala carte or the full meal with white linens and full service

By building yourself this mental "refuse to rent" hurdle, you're hiding the rent inside this complex, and probably unworkable, arrangement.

I have also seen a change in mindset of these planning departments from stringy, “don’t like change” mentality to more open and flexible.As far as prices, I feel that they increased proportionately to everywhere else depending on location (of course).

Some of my clients, I know, are very hesitant to respond to the market (even with our guidance) with price drops and condition improvements because they are still mentally in a March/April 2022 frame of mind.

Recently made several offers on potential rental properties - only to be beaten by 6 to 10 other offers.If so many investors start wholesaling REO's (herd mentality) will they bid up REO prices too high - are there enough cash buyers for all these new wholesalers?
