Multifamily - Seller Carry-back

Hello Everyone! 

I currently own a 10 unit apartment building near Tampa FL where the seller carried 15% of the downpayment and I brought in the 5%. The deal was that I pay him back the downpayment via a note with interest. 

I am looking to do more of these deals like this since my lender does not have a problem with the seller carrying the downpayment, and obviously as long as it cash flows. I just seem to have exhausted all of my resources and am looking at new ways to finding more deals like this. 

Should I speak to wholesalers for multifamily? I have tried cold calling/messaging these multifamily owners here in Central FL but the competition has been crazy here.
