Get to know the specific neighborhood, RE is hyper-local, there is no single market in any metro area, it is comprised of many micro-markets.

Your local housing authority will use HUD guidelines on the condition of the property.

Look for properties in community resorts and check out real estate listings and local agents for guidance.

Attend your local REI meetups to build up a strong network and feel free to reach out and connect with everyone in the community.

I'm in Houston, but I would suggest hitting some local meetups in your area.

But I'm ready to expand, I will just try local banks and see what they have to say.  

I talked to one local CPA who specifically works with RE investors and is highly recommended by other investors but the fees for tax strategizing and doing the returns are high $10,000 total.
